Mark Homeowner Update – March 2016

We are still estimating closings/possessions to commence in April 2016 through May 2016. Dates are subject to change, and some closings could occur prior to or later than the current estimate. We will continue to provide updates as often as possible. Please be reminded that per your Purchase Agreement, you will receive your notice to close (and actual confirmed closing date) a minimum of 10 business days in advance of the Closing Date.

Naturally we receive many emails requesting dates, which as per above and as per your Purchase Agreement, we can not provide until we receive the occupancy permit and land titles both of which are also subject to the City’s involvement. As communicated in previous updates, pre-construction sales are inherently fluid regarding the actual closing date, unlike resale purchases. We understand that this can be an obstacle when making arrangements, but it is simply the nature of pre construction sales.  All information regarding closings and how the process works, are available here: QLW Homeowner Completion Guide . We strongly recommend reading this guide before sending in an inquiry, as it answers many of the questions we regularly receive.

Mortgage:

You should by now be in the process of arranging your Mortgage. We previously provided you with a copy of your Purchase Agreement in digital format. We will not forward your agreement to lenders or appraisers on your behalf for privacy reasons, unless we have written authorization from you.

Typically your lender will ask you for schedules (included in your Mark Condominium Documents), or statement of adjustments in addition to your Purchase Agreement. Feel free to pass them on to our Lender/Appraiser page which contains all relevant information: http://qualex.ca/mark-appraisers/

Building completion is on track for March. This will be followed by receiving the Occupancy Permit from the City, and finally the City filing the Land Titles. As such, we estimate closings/possessions to commence in April 2016. Dates are subject to change, and some closings could occur prior to or later than the current estimate. Mark Homeowner Update – November 2015

Dear Homeowners,

There is lots of activity at Mark despite the snow! New sidewalks are being poured along 8th Street, retail storefronts are being completed, and our Quality Control Team are approaching level 20, ensuring that your home is ready for its Pre-Delivery Orientation (PDO), and ultimately Possession Inspection (PI). Your home goes through several quality control checks prior to your PI. This includes heating, plumbing and appliance tests, and three level’s of cosmetic and function review.

While we are working hard to deliver your home to you as soon as possible, we are also taking the appropriate time and care required to ensure that we deliver a quality home and community for everyone. Mark Homeowner Update – October 2015

With about five months or so to go, Mark on Tenth is really taking shape! The community is abuzz with this new addition to the Beltline!

News:

Improved and streamlined Homeowner Care: We have implemented a homeowner portal for when you take possession of your home. You will have secure access to information regarding your unit, accessible from anywhere. Service Requests and tracking, interior specification details, manuals and more, will all be at your finger tips.

Commercial and Retail space: Soon we will have an announcement regarding a new retail business, yet another amenity for  Mark Residents.

Despite starting on time and due to some unexpected weather delays over the course of construction, we now estimate building completion to occur February/March 2016. With multi-family construction exact completion dates are always somewhat uncertain, and as a boutique Developer, we want to ensure the building receives the attention and quality it deserves, and the quality you deserve. Mark is making good progress and is looking to become one of Calgary’s best.

Details on the fluidity of dates and completion are explained in your Purchase Agreement, and in more detail in the “Homeowner Completion Guide“or your Purchase Agreement (Addendum A).

Mark is Topped Off!

Dear Homeowners,

This month was the topping-off ceremony of the Mark on 10th condo tower. City Councillor, Evan Woolley, the Qualex-Landmark™ team and our consultants and contractors gathered 34 stories up on the panoramic amenity level of Mark on 10th to celebrate the structure’s completion. Soon, all Mark homeowners and their guests will be able to enjoy one of Calgary’s most luxurious rooftop amenity space for their exclusive use.

Mark Homeowner Update – March 2015

Dear Homeowners,

All the way from Germany, the luxury Nobilia cabinets are being installed on the lower levels of Mark. We have completed the Level 28 concrete pour, and are about 6 weeks from topping off the structure. Exciting indeed!

If you have passed by the site, or even within several blocks, you will notice that Mark has established itself into Calgary’s skyline, and it’s prominent award winning architecture and facade are very noticible.

Mark Homeowner Update – January 2015

Dear Homeowners,

Just about one year to go! We are still estimating the commencement of closings to occur in January 2016.  We stress that this is just an estimate (closing may occur earlier or later), and we will provide homeowners with construction and completion updates quarterly going forward. Details on the fluidity of dates and completion are explained in your Purchase Agreement, and in more detail in the “Homeowner Completion Guide“. Once we are in the 3-6 month to completion range, you can expect updates and information regarding more specific time-frames, Legal Representation Selection, Pre-Delivery Orientation details, Appraisals and other preparation material.

Construction Update:

As of late December 2014, Level 21 had been poured.Window installation is quickly following up the structure as well, and you can see the unique architectural details taking shape. Drywall is up on levels 3&4, and quality control checks are ongoing. We now have two man hoists creating a great level of efficiency, with one hoist dedicated to transporting workers, while the other hoist is used for materials.

Mark Homeowner Update – October 2014

Thanks to all who attended our Mark Summer Social in August. it was a great opportunity to meet future neighbours, taste some yummy food, and participate in the Raffle! Congrats to the many lucky winners!

Construction Update

We are currently pouring Level 11, and the first set of windows and EIFS are visible just above 8th street. This area will undergo several air and water tests before continuing on the rest of the building. We are currently pouring one floor per week, and framing is already being installed on level 3. We are still estimating a December 2015 building completion, with the commencement of closings expected to occur in January 2016.

Please save or print a copy of this file for your records, as you will likely need them in the future.  Available through Mark Homeowner Resources , is a digital copy of the Condominium Documents that you received at the time of purchase. They include the proposed interim budget, condo fees, draft bylaws and more. If you did not receive a copy, first check your Spam box (and be sure to unspam us!), then contact markservice@qualex.ca to request a copy.

In the coming few weeks, our office will forward you a copy of your complete purchase agreement including deposits paid to date. Please save or print a copy of this file for your records, as you will likely need them in the future. Available through Homeowner Tools, is a digital copy of the Condominium Documents that you received at the time of purchase. They include the proposed interim budget, condo fees, draft bylaws and more. Your legal representation, lender (bank) and or appraiser may require a copy of the purchase agreement and condo documents near the time of completion. For privacy reasons, we will not respond to inquiries from other individuals for copies of your Purchase Agreement.

What’s Next: Construction

With construction now mostly at or above street level, a large portion of MARK is complete (parkade) and you should be able to see a new floor added every week or so. Exciting indeed! While still far too early for specific dates, MARK is currently on track for a late fall building construction completion. Following building completion, we must file with the Land Title Office in the months after, which enables us to commence the start closing (owners taking possession). With that in mind, we expect the closing process to commence in January 2016 – taking into account that December 2015 is a difficult time with the holidays (both for owners and for approval from the City of Calgary). We stress that this is just an estimate (closing may occur earlier or later), and we will provide homeowners with construction and completion updates quarterly going forward. Details on the fluidity of dates and completion are explained in your “Homeowner Completion Guide”. Once we are in the 3-6 month to completion range, you can expect updates and information regarding more specific time-frames, Legal Representation Selection, Pre-Delivery Orientations, Appraisals and other preparation material.
